Grafton Road W3  (2021)

A refurb and roof extension to a first floor flat.  There was a pre-existing kitchen in the rear outrigger up stairs to the halfway rear level.  This was reworked and linked to the previous main attic to create open continuous space across the whole footprint of the building on both axes. This gave 'upside down' living with three bedrooms below. Partitions dividing and reducing the main living space were avoided.

The new fire door to the loft was located on first floor landing level at the bottom of the stairs as a pocket door which avoided a difficult door swing and the need for enclosure of the stairwell at the main loft level.  This was preferable to reducing the openness of the loft which firebreak partitions at the top level would have done. The price was enclosure of the first floor landing but with f/p glazing, light and space was achieved.  The fire break partitions are minimal, flanking the stairs.

The loft was zoned on two levels: rear kitchen, with dining/social space up the stairs
. The rear outrigger ceiling at first floor was stepped down which allowed a half landing at rear kitchen floor level.  The higher level gives separation between the two zones without enclosing either.  

A glass floor in the top landing with a rooflight above allows new daylight into the first floor landing.  Top hung Veluxes were used to the front roof with one lower allowing some degree of a balcony without the expense of a purpose-made Velux Cabrio model.

The 3d sketch model shows the original incarnation, later modified slightly for the clients, which included remodelling
at first floor as the sleeping area.  It shows the pocket door and glazing to the stairwell 


It also optimistically shows a rear terrace roof by removing the original monopitch roof beyond the kitchen.  There are de facto terraces locally which are not something the planning department readily and formally approve. The glazing over the kitchen monopitch was also not approved by planning.
