The condition of this 140 year old semi-detached house led to the entire ground floor being demolished and replaced with new partitions and concrete + resin floor with under floor heating, in place of the original timber joists, floorboards, fireplace and radiators.

The usual Victorian staircase location was reconfigured to take advantage of the flank infill and create a generous hallway, with a skylight running over hall and main living space.  A previously dark and damp area is now bright and open to the sky.

To avoid encroaching on the private courtyard terraced garden the pre-existing rear conservatory and rear extension were demolished and replaced using the same footprint.  With uninterrupted glazing to the rear the treescape of open land beyond the garden wall became integral to the living space..

The clients were keen to utilise the central space as the kitchen to exploit what is often a space in limbo.  This created a hub of warmth at the heart of the home, and pocket double doors to the front room gives the option of fully open circulation to the ground floor.
