Woodhurst Road, W3

Rear Kitchen remodelling to mid-terrace house with an infill to the familiar external 'tunnel' left by the outrigger which is so often wasted space.  This one ran 8m.  The aim was to create the largest living / dining / lounging space possible by expanding sideways.  The rear garden is too short to allow further extension to the rear.

To infill we needed to keep the boundary wall below a height of 2.4m to accommodate neighbours' light (and get planning permission) ;  the glazed monopitch roof provided the necessary light and height.  A key factor is always to ensure sufficient light and ventilation to the middle room / area.  In this case it was earmarked as a home cinema but light was still important for those times when it reverted to a regular snug.

With the side return enclosed we decided to maximise freedom of circulation and allow access to the kitchen from the snug as well as the hallway, one each side of central kitchen units.  The outrigger was sufficiently wide for a substantial utility and main cooking area including island units to be centralised in the rear space as well as the two open 'corridors' within the room.  To maximise the visual space the utility was built as a 2 metre high pod, allowing the ceiling to continue through and over the pod.
